Nexus Apartments

Grey Lynn, Auckland. High density residential.

Our role: Project management, construction management, contract management
The brief: A mixed-use apartment and commercial building for a long-standing client, on a tight and difficult site in a busy neighbourhood.
What we did: We set clear deliverables and a delivery roadmap for the project team, then ran it through to completion on budget and on programme. We also managed several client-direct packages, which sped up the programme and brought overall costs down.

Smeeton’s Building

75 Queen Street, Auckland CBD. Heritage preservation and repurposing.

Our role: Project management, engineer to contract
The brief: Turn a heritage building into a strong cash-flow asset while easing the capital burden on the owner.
What we did: We lifted the building’s value by changing its use to a mix of retail and residential. Keeping the high-value heritage features protected its character and saved cost. Works were staged so early tenancies could help fund the rest.

Westwood Terraces

St Mary’s Bay, Auckland. Distressed project recovery.

Our role: Project management, recovery strategy and implementation
The brief: Restart a stalled project and get it back on track to meet the client’s financial and strategic goals.
What we did: We worked out what the project needed to succeed, then reset it with design improvements, value engineering, tighter procurement and closely controlled delivery.

Quartz Ave

Rotorua. 42-lot residential subdivision.

Our role: Development management, project management
The brief: Deliver a 42-home subdivision: 18 two-bedroom, 16 three-bedroom and 8 four-bedroom homes around a shared green space.
What we did: We tested the programme’s feasibility and put a delivery plan in place with the full project team. The programme was accelerated and finished within budget, with energy efficient homes built to Homestar 6. Ongoing consultation with local iwi and neighbours meant the development was well received. Less time on site kept disruption and complaints to a minimum.

Freight Distribution Centre

Penrose, Auckland. Industrial refurbishment and seismic upgrade.

Our role: Project management, construction management
The brief: A full refurbishment and seismic upgrade of one of New Zealand’s largest freight distribution centres, home to the operator’s head office along with its transport, courier and logistics operations.
What we did: We owned the overall delivery plan and its execution. Through value engineering and a smarter construction methodology we cut the cost of the seismic works by 65%.
